Construction Services
Kendale Design/Build offers the following construction services, each of which is specifically tailored to each individual’s project needs:
Construction Management
In a Construction Management contract, the construction management firm acts as the owner’s agent and serves as professional advisor. In addition, the construction manager oversees the budget, assesses architectural plans for constructability, reviews change orders and requests for payments, and ensures adherence to the construction documents.
Design/Build
Design-Build is a project delivery system where the design and construction contracts are awarded to a single entity. This system is used to minimize the project risk for an owner and to reduce the delivery schedule by overlapping the design and construction phases of a project. Early involvement allows us to gain a thorough understanding of our client’s vision for their project. Through this process, Kendale carefully considers the client’s needs and objectives for the project in order to deliver the best finished product possible.
Design-Build Benefits:
- The design-builder is the single point of contact for the owner and solely responsible for quality, cost, and schedule.
- Constructability reviews, along with simultaneous design and construction, shorten project duration.
- Value engineering during design development may lead to significant project cost reduction.
- Guaranteed project completion dates.
General Contracting
General Contracting or Design-Bid-Build is a traditional method of project delivery in which the design and the construction phases are performed by two independent entities. In this project delivery system, the contract documents are generally completed before a contractor is selected or construction is begun.
